The design concept incorporates 4 individual buildings which vary between 30,000ft2 and 50,000ft2. The blocks can be developed as a whole or in phases. Located on the footprint of a former sports centre, the structure takes advantage of existing site levels to conceal much of its dedicated parking at lower ground level avoiding the cost of expensive basements. Visitors arrive at the north, parking at ground level, before approaching the offices. The blocks are arranged around a raised, publicly accessible courtyard to promote a sense of place. Restaurants and cafés are placed on the lower ground floor and run along the spine road generating an active frontage opposite the sports and leisure centre.

The configuration of the mini campus can also be adapted to create an imposing single headquarters building. By virtue of the open coachway car park next door the site benefits from long approach views when entering the town.

Full planning permission was granted in 2018.
