A mixed-use waterfront development containing apartments, hotel and shops.
The original competition scheme consisted of two blocks flanking a tapering public space. The southern narrow end facing the canal. The raised central court covered a residents’ car park and shops. It was titled southwards towards the sun and canal. However, the north end was open to the busy street beyond.
On reflection, while the general analysis is sound there was the possibility to develop the scheme to explore some urban concepts further and address the issue of the noisy street frontage.
In the version shown here the end of the central space is closed off along Wolverhampton Street to create a U-shaped linear block. The crossing element is occupied by offices. Cafés,shops and studios animate the public realm. The intention is to generate an intensive development which has varied occupancy spread across the day.
